When do I receive my rental income?

Rent is disbursed to your account by the 10th of each month, once it has cleared. Every payout comes with an itemized statement showing exactly what was collected and what was deducted.

Do you take the management fee out of the rent?

We never skim a percentage off your rent. Your flat fee is stated plainly and netted transparently on your monthly statement, so you always see the full rent collected and the exact fee charged.

How do you handle maintenance issues?

Residents submit requests through the portal 24/7. We triage, dispatch vetted vendors, and pass through the invoice with zero markup. Repairs under a threshold you set proceed automatically; anything larger comes to you for approval first.

Will I have a dedicated property manager?

Yes. You work with one point of contact who knows your property and your preferences — not a rotating call center.

What is your eviction experience and what is the process?

We coordinate the full Massachusetts summary-process eviction (M.G.L. c. 239) with your attorney — from notice to quit through execution — and keep documentation airtight to avoid the technical dismissals that restart the clock.

What is the process to take over from another property management company?

We handle the whole transition: collecting lease files, keys, security deposits, and tenant records, notifying residents of the change, and onboarding your property into our systems — typically within two to four weeks.

Do you rent single rooms?

Generally no — we focus on whole-unit leases for legal clarity and cleaner compliance. Room rentals are considered case-by-case where they make sense.

Do you do in-person showings?

Yes — plus self-guided and video showings to fill vacancies faster and reach out-of-area applicants.

Should I rent my property furnished or unfurnished?

It depends on your market and goals. We advise based on comparable rents, expected tenancy length, and turnover risk — furnished can command a premium but tends to see faster turnover.

Can I use my own lease?

You can, but we recommend our attorney-reviewed, Massachusetts-compliant lease. A non-compliant clause is one of the fastest ways to lose an eviction or forfeit a deposit claim.

Do you work with home warranty companies?

Yes, we'll work within your warranty. Be aware that warranty-company timelines and approved-vendor lists can slow urgent repairs, so we'll flag when it's worth going outside the plan.

Do you use a standard lease or custom lease documents?

A standard Massachusetts-compliant lease by default, customized where your property or tenancy calls for specific terms.

Do you do short-term rentals?

No — we focus exclusively on long-term residential tenancies, where our flat-fee model and compliance systems deliver the most value.

Who handles turnover repairs before a new tenant is placed?

We coordinate the full make-ready — cleaning, paint, and repairs — with pass-through vendor pricing so the unit shows well and re-leases quickly. You approve the scope before work begins.

How do you handle squatters?

We act immediately through proper legal process. We never use self-help lockouts or utility shut-offs — both are illegal in Massachusetts and expose owners to serious liability.

What platform do you use to collect and process rent?

Residents pay online by ACH or card through our secure portal, with autopay available. You get real-time visibility into what's paid, pending, or late.

How do you determine the amount of rent to charge?

A comparative market analysis of active and recently leased comparables, adjusted for your unit's condition, amenities, and location. The goal is the highest rent that still leases quickly to a qualified tenant.

Do you choose the tenant, or do I?

We screen every applicant and present our recommendation with the supporting file. Final approval is yours — always applied consistently and within fair-housing law.

Do you offer any type of leasing or placement guarantee?

Yes. If a tenant we place breaks the lease within a defined early window, we re-lease the unit at no additional placement fee.

What does property management include?

How does Marcel compare to other property management companies?

A flat monthly fee instead of a percentage of rent, zero markups on maintenance, no surprise leasing fees, and an education-forward approach. You get the same full service whether you own one unit or twenty.

Does your agreement include additional fees or long-term commitments?

No hidden fees and no punishing lock-in. The flat rate is the rate; the full terms, including notice periods, are stated plainly in your management agreement.

What kind of insurance does Marcel carry?

Marcel carries general liability coverage. We require owners to maintain their own landlord/property insurance and recommend naming Marcel as an additional insured on the policy.

How many properties do you manage?

We currently manage 31+ units across Massachusetts and are growing steadily — deliberately, so service never outpaces our capacity.

What are your fees?

$149 per unit, per month — flat. No percentage of rent, no leasing fee, no markup on maintenance. See the full pricing page for portfolio tiers.

Do you offer a discount for multiple units?

Yes — per-door pricing decreases as your portfolio grows. Larger portfolios scale down per unit, never up.

What kind of contract do you have for owners?

A signed property management agreement under M.G.L. c. 112, §87QQ that defines our scope, authorizes our work as your managing agent, and protects you as the owner.

Is there a contract minimum to work with you?

No long lock-in. We'd rather earn your business month to month than trap you in a term you regret.

What happens if the contract gets broken?

You give the notice stated in your agreement and we hand back your records, keys, and deposits cleanly. No hostage tactics, no withheld files.

I just need you to find me a tenant — is there a different contract?

Yes. We offer a leasing-only (tenant placement) agreement for owners who want us to market, screen, and place a tenant, then manage the property themselves.

Are you familiar with Section 8 voucher programs?

Yes — we're experienced with Massachusetts housing voucher programs, including the inspection and payment-standard process, and we comply with the state's source-of-income protections.

Can I sell my property if there is still a tenant living there?

Yes. In Massachusetts the lease conveys with the property, so a tenant's existing lease stays in force under the new owner. We help coordinate showings and the transition so the sale stays smooth and the tenancy stays compliant.

What if I want to sell my property?

We partner with duly licensed brokerages for any sale and continue managing the tenancy throughout — keeping rent, maintenance, and compliance running while your property is on the market.

How do residents submit maintenance requests?

Through the resident portal, 24/7. You can attach photos, track status, and message us directly — every request is logged and timestamped.

Who do I call for emergency repair issues that arise?

Use the emergency line listed in your portal and welcome packet, staffed after hours. For any life-safety emergency — fire, gas, or medical — call 911 first, then notify us.

What types of repairs do property owners have to approve of?

Non-emergency work above the owner's pre-set spending threshold requires their approval. Emergency and habitability repairs proceed immediately — safety never waits on a sign-off.

Who is responsible for lightbulbs, batteries, filters, and detectors?

Routine consumables — lightbulbs, batteries, and furnace filters — are the resident's responsibility during the tenancy. Smoke and carbon-monoxide detectors are supplied and kept to code by the owner.

What should a resident do in an emergency?

Get to safety first. Call 911 for any fire, gas leak, flood, or medical emergency, then report the situation through the emergency line so we can dispatch help and coordinate repairs.

Who is responsible for the cost of maintenance requests?

Owners cover repairs tied to the property's condition and normal wear. Residents cover damage they or their guests cause, plus routine consumables. We document each request so responsibility is always clear.
