Included in flat-fee management

Rent shows up. You never make the call.

Rent is collected, deposited to your account, and reconciled every month. Late notices go out on schedule — so the awkward follow-up is ours, not yours — and security deposits are held exactly the way Massachusetts law requires.

  • Collected, deposited to your bank, reconciled monthly
  • Late notices sent on schedule — we make the calls
  • Deposits held in a separate account, per MA law — no rent percentage

Get paid without managing it

Predictable income, organized records.

Automatic collection & direct deposit

Tenants pay through the portal; funds land in your bank on a predictable schedule. No chasing, no depositing checks, no manual follow-up.

Late notices, handled

If a payment slips, notices go out on schedule and the follow-up is ours. You stay out of the awkward conversation and out of the collections role.

Statements that reconcile

A clean monthly statement and year-end documents your accountant can use without a phone call — income and expenses that actually tie out.

You keep the whole rent

Our fee is flat — we take no percentage of your rent. Raise the rent $200 and you keep all $200, every month.

The part that carries triple damages

Security deposits, held the way the statute demands.

Massachusetts deposit law is the most punishing in the country — get the account, the interest, or the paperwork wrong and you face triple damages. We handle it to the letter.

  • Held in a separate Massachusetts account, never commingled with operating funds
  • Statutory deposit interest tracked and paid on schedule
  • Receipts and the statement of condition issued within the required windows
  • Move-out deductions documented and returned within 30 days

How it works

From tenant payment to your bank.

  1. Step 01

    Tenants pay through the portal

Rent is collected automatically each month. If it’s late, notices and follow-up are handled on schedule — without you lifting a finger.

  2. Step 02

    Funds deposited & reconciled

Your share is forwarded to your bank on a predictable schedule, and the month is reconciled into a statement that ties out.

  3. Step 03

    Deposits held & returned right

Security deposits sit in a separate account with interest tracked, and at move-out deductions are documented and returned within the legal window.

Questions about rent and deposits.

When do I get paid?

Once rent is collected, your share is deposited directly to your bank on a predictable monthly schedule — you don’t handle checks or chase anyone.

What happens if a tenant pays late?

Late notices go out on the schedule set by the lease and we manage the follow-up. You’re informed, but you never have to make the call yourself.

How are security deposits handled?

Held in a separate Massachusetts account, never commingled, with statutory interest tracked and the required receipts and condition statement issued on time — the details that trigger triple damages when they’re missed.

Do you take a percentage of my rent?

Never. Collection is included in the flat $149 per unit, per month. When you raise the rent, the entire increase is yours.
