Why I wrote this
A rental is someone’s home before it’s your business.
I spent years working alongside Massachusetts landlords before I started Marcel Properties — leasing apartments, coordinating operations, and answering the same 2am questions over and over. There was never one place that gave landlords straight, practical answers. Just generic articles, conflicting advice, and attorneys who charge by the hour to explain the basics.
I also know what housing means from the other side — I experienced homelessness earlier in my life. That shapes how this book treats every rental: as someone’s home first, and your business second. No legal jargon, no filler. Just the honest guidance landlords actually need, whether you just inherited a duplex or you’re managing a growing portfolio.
The Landlord Academy grew out of the same conviction — that an informed landlord makes better decisions and builds a stronger portfolio. This book is that education, in one place, for every stage of ownership.
