Our relationships and potential benefits

• We maintain marketing and operational partnerships with real estate brokerages and other vendors (photography, staging, maintenance, lenders, title/closing, insurance, software).

• We may receive flat fees for advertising or operational services we perform, or discounted pricing on tools we use. These benefits are not payments for referrals and are not tied to whether you choose any particular provider. We do not accept kickbacks or referral fees prohibited by law. • If we refer you to an affiliated or recommended provider involved in a real-estate settlement service (e.g., lender, title/escrow), we will disclose any ownership or financial interest and provide you with information about estimated charges and your freedom of choice, consistent with the Real Estate Settlement Procedures Act (RESPA) requirements for affiliated business arrangements. How we select partners

• We choose partners based on service quality, responsiveness, coverage, and pricing. We review relationships periodically. Any material connection that could reasonably affect the weight or credibility of our recommendation will be disclosed clearly where the recommendation appears, consistent with FTC guidance.
